What is Four-point inspection?
A four-point inspection is not a home inspection. It is a narrow report an insurer uses to decide whether to write or renew a policy on an older home, covering only the four systems named and focusing on age, condition and known problem materials — polybutylene supply piping, aluminum branch wiring, Federal Pacific or Zinsco panels, and remaining roof service life. Carriers usually specify their own form and their own age thresholds. Inspectors offering four-point inspections should be explicit with clients that it confers none of the coverage of a full inspection, and should avoid letting a client substitute one for the other during a purchase.
