What is AI home inspection software?

AI home inspection software is inspection software where the AI does the writing. Rather than tapping through checklists and typing narrative on a phone, you describe what you found out loud as you walk the property, and the software turns that into a structured, client-ready report. The inspector still makes every judgment about condition, severity and safety. The AI handles transcription, phrasing, formatting and consistency — the parts of reporting that cost hours without requiring expertise.

What the AI actually does during an inspection

Most software calls itself AI-powered now, and the term has been stretched thin enough to be worth pinning down. These are the specific jobs the AI takes on inside Hive.

Voice-to-report drafting

Narrate a finding once, in your own words, and get back a written observation with the phrasing and structure your report template expects.

Consistent narrative

The same defect gets described the same way in January and in July, whether you wrote it or a second inspector on your team did.

Photos attached in context

Photos stay attached to the finding they belong to, rather than becoming a camera roll you sort through afterwards.

Repair cost estimates

Give buyers a cost range on a finding so the report answers the question they were going to call and ask anyway.

Reinspection recall

The original defect photos come back up in the app while you walk the reinspection, so the second visit is a comparison rather than a rebuild.

Multi-language delivery

Issue the report in another language when the buyer needs it, rather than sending it out for translation.

Walk and talk

You inspect the way you already do. When you find something, you say what it is and what concerns you about it, out loud, and move on. No stopping to type.

The AI drafts

Hive transcribes what you said, matches it to the right section of your template, writes the observation in report language and attaches the photos you took with it.

You review and sign off

You scan the draft, correct anything phrased wrong and set severity where you want it different. Reviewing before you deliver is what keeps the report yours.

How to choose AI inspection software

Does the AI write, or just autocomplete?

There is a real difference between a canned-comment library with search, and software that composes an observation from what you said. Ask to see it done live on a real defect.

How much editing does the draft need?

AI that produces text you rewrite anyway has not saved you anything. Judge it on how close the first draft is to what you would have sent.

Does it hold up in your state?

Texas and Florida have their own required formats. If the software cannot produce them without a workaround, that is a daily problem, not an edge case.

What happens to your inspection data?

Ask directly whether your reports and photos are used to train models, and whether the answer is in writing. It is a fair question and you should get a clear answer.

Is it one platform or three subscriptions?

Reporting is half the job. If scheduling, agreements and payments live somewhere else, you are the integration.

Hive gives you template setup tools and guides so you are not starting from a blank page, and our support team is reachable while you get everything in place. Coming from Spectora or HomeGauge, templates import directly.

Questions inspectors ask about AI reporting

It is inspection software where the AI writes the report from your spoken findings instead of you typing them. You describe each defect out loud as you inspect, and the software produces a structured, client-ready document. Judgment about condition and severity stays with the inspector; the AI handles transcription, phrasing and formatting.
No, and you should be wary of software that claims it does. The AI drafts from what you tell it. It has not been in the crawlspace and cannot decide what matters. You review and edit the draft before you deliver it, which is what makes it your report.
The report is defensible on the same basis as any other: you inspected the property, you made the calls, and you delivered the document. The AI is a writing tool, not the author of your findings. Reviewing each observation before you send it means the words that go out are words you chose.
No. The work that carries liability and requires a license is walking the property and deciding what is wrong with it. Nothing about that changes. What AI removes is the two hours of writing afterwards, which was never the part clients were paying for your expertise on.
The honest answer depends on how you inspect and how detailed your reports are. The change most inspectors describe is structural rather than incremental: reports get finished on site instead of in the evening. If you currently spend your evenings writing up the day, that is the time you get back.
Yes. Texas, Florida and standard formats are built in, along with the templates most inspectors start from. If your state or association requires a particular layout, ask us before you sign up and we will confirm it directly.
Hive is privately owned, your reports and photos remain yours, and we do not sell your data to third parties. On model training specifically, our privacy policy is the authority rather than this page — read it alongside our data privacy pledge, and ask us directly if you need the answer in writing for a client.
