A pre-listing inspection lets a seller find and address problems before a buyer's inspector does, which reduces renegotiation and surprise cancellations. It also gives the listing agent a documented condition baseline. The report is normally the seller's, and disclosure obligations vary by state, so inspectors should be careful not to advise on what must be disclosed. For inspection businesses it is a useful counter-cyclical service, since it is driven by listing activity rather than by closings.
